    The matress on the bed in Room11 needs to be replaced. Could feel every spring so did not sleep very well. If replaced, our stay would have better very comfortable.

    Reception efficient, location convenient, nice breakfast room.

    Slow service at breakfast (I waited 15 minutes before waiter asked for my order - at no time were more than 5 tables occupied in the room. In Day-to-day service in bedroom ok, but poor attention to detail (no. 3) - very dirty carpet with black marks (it looked as if someone had been cleaning black shoes on it) and lots of spots (split drink). Rubbish bin in bathroom jammed in closed position. No hairdryer, although there was an iron & ironing board. Net curtain had tear at the top. Paintwork to window cill outside in dire need of repair & redecoration. Facit: looking rather tired and in need of some real care and proper maintenance

    The staff were charming and the position in Exeter city centre excellent. Availability of off street parking was also a positive.

    The lighting in the room (8) was very poor and it was almost impossible to read even with bedside lights on. The breakfast menu featured yoghurt but we were told there was none.

    Only complaint I have was the terrible noise from the disco over the road which didn't stop until 1.00 am!

    The hotel is excellent situated and has a small garden. Shopping area and cathedral are in comfortable walking distance. Quality of food is excellent, the buffet is sufficient. The rooms are very nice and well cleaned. A very good place where to stay in Exeter.

    The service staff could be trained a little better, but nothing really worse.

    The breakfast was good and the waitress (from Latvia) at breakfast was really sweet and friendly.

    The decor in the bedroom was very dark - all dark brown. I stayed at the hotel the night before my 40th birthday, but found the room made me feel quite depressed. I like to have lots of natural daylight or at least light decor which gives the impression of light coming into the room. The room and its furniture also looked very tired and dated. Personally I felt it was too expensive for what it was, but then again I guess you pay for the location, which was very good for the City Centre.

    We loved the building and grounds. Also great position for exploring Exeter. Good car park also. Very friendly and helpful staff.

    The seagulls and pigeons screeching and cooing from dawn on nearby roofs. However, I know this was not the fault of the hotel and that these birds exist everywhere. When window was open pigeons kept coming and sitting on window ledges.

    Our room was delightful. Clean, beautifully decorated, practical and with a trouser press too! The hotel is perfectly situated to explore Exeter and its environs. The breakfast was excellent. The reception staff were friendly and welcoming. We will certainly come back.

    Lovely hotel and very reasonably priced- we will definitely come again! Really enjoyed breakfast as well and the staff were very helpful.
